Investment in units in a new unit trust, providing a 1st mortgage loan to an experienced Perth-based fund manager for the acquisition, cosmetic refurbishment and re-leasing of an A Grade office building located at 503 Murray Street. The asset is uniquely positioned adjacent to major transport links and amenity, offering highly sought-after contiguous floorplates of over 1000sqm and a 5-Star NABERS rating, appealing strongly to a target market of Government and ASX-listed tenants with substantial leasing interest already achieved. The loan is conservatively sized to the partly-leased asset value to provide investors with significant downside protections, and offers quarterly returns to the investor from cash on deposit and/or income from new leases.
